The house that was built was of poor quality. The builder argued to fix big mistakes that were present during the final walkthrough, and continues to have an attitude when they need to fix continuing issues under warranty. Castle Rock likes to boast about quality and reliability, but its nowhere to be found.

At first i left a review for the salesman Zach which i think did a great job and is in no way a reflection of the builder Terrible Company it has been a night mare its nothing but poor workmanship, lies, missed appointments, mickey mouse repairs, roof issues, attitudes, and if anything at all covered by the warranty fails they blame you as the cause. they can care less about you and your needs once you sign on the dotted line. These are just a few pictures i have plenty more of poor workmanship

They have sales agents that work for them who are not only dishonest but non professional and discriminate against others. I'm talking about CastleRock's sales agent named Ramon. Iv reported this to the BBB and CastleRock Communities responded as if they didn't know this sales agent that works for them. There's way more to this story. My father is an senior and was supposed to close on his new home but things was said and people within this company was dishonest, so my father was told after 6 months of building his home, on the closing week that he no longer will be getting the house.

Do Not Use

We contracted with Castlerock (Sonoma Verde-Rockwall) in Jan 21. We were initially told that the lot we selected was already going to be a spec of the floor plan we liked, so we would just have to pick out selections and it would be a June 21 completion.

That is where the lies started.

After going back and forth about whether they could put in a 3-car garage, we were in March with absolutely no movement at all on the build. We get an email one day saying sorry we cant do the 3-car garage. Ok, we suck it up and go with the 2 1/2-car garage. All should have been well.

Then the excuses.

Dolores Ordaz (our salesperson) would NEVER update us on anything-EVER. If we wanted an update, we had to chase her down or our realtor would. The communication was awful. We were told that completion was moved to Aug, since they tried to get the 3-car garage approved with the city and they resubmitted the permits.

I dont know how many times we were told, We just got the permits back from the city.

End of April we finally get scheduled for our pre-construction meeting. We are told by Omar (construction manager) that our slab will be poured in May, then completion six months after that. Now we are at a Nov. completion.

We sign a short term lease with our apt to terminate in November.

May goes by, then June - no foundation. Dolores blames it on the weather. Those months were unseasonably wet, but other builders in the neighborhood were pouring foundations, working around the weather. Finally, on July 21st, they pour the foundation - 6 months after we signed our contract, which puts us at a Jan 2022 completion.

We are told lumber is ordered and framing should start the next week. Guess what? It didnt

After months and months of frustration, lies and lack of progress, our realtor reached out to Dolores supervisor. The only positive thing that came out of this experience is that he gave us the option to terminate the contract and get our earnest $ and upgrade selection deposits returned to us.

We decided to terminate the contract. TWO DAYS after we terminated, a truckload of lumber pulls up to the lot and they start framing the house. We knew then that they were just stalling to get us to cancel, because they could turn around and sell it for $100k more than what we contracted at.

DO NOT USE THIS BUILDER.I have connected with others in the same neighborhood who are having the same issues; shoddy construction (constantly having to watch the build and point out mistakes), lack of communication, delays and excuses and then problems after they move into their new home.

In the end we feel like we dodged a bullet. BUYER BEWARE!

Castle Rock Robbed Us

My familys experience with Castle Rock builders has been nothing short of deceitful and unscrupulous. I entered a contract with Castle Rock via saleswoman Barbara Weiss at the Rosharon, TX location to build our dream home for $321K in June of 2020.

Between August and October of 2020, I was told by Barbara that the stone/brick/paint selections we made were unavailable three different times and we needed to come in and reselect. Although it was inconvenient and contrary to the original look we desired, we reselected each time. When we signed the contract Barbara originally gave an estimated closing date of late Dec/early Jan. Understandably due to Covid-19 complications, material shortages, holidays, the Hard Freeze Texas experienced and other factors the closing date was pushed back.

Our closing was rescheduled for 2/8/21 then changed to 2/26/21 then changed to 3/2/21 and finally changed to 3/12/21. The reason its a huge deal to arbitrarily change the closing dates is because my lender had to set up an Appraisal on the property to be done upon 95% completion of the home. Therefore, due to scheduling conflicts the appraisal wasnt completed until after the final closing deadline. Also, there were several punch items found during the final walk thru which still needed to be completed.

I assumed Castle Rock would work with us to reschedule the closing for 1 week later since we complied with them rescheduling the closing 4 times but that WAS NOT the case. My realtor communicated the situation with Barbara Weiss team including Lance Wright and manager Bryan Bass who reiterated that we would NOT be given any additional time to close and the contract was cancelled. However, they were kind enough to tell us we could repurchase the house at the post build value of $424K. Castle Rock kept my $5,039.00 deposit for upgrades, $995.00 to HomePro for audio/video/digital upgrades and $1500.00 Earnest money.

Its now clear that they purposely put us in a compromising position by constantly rescheduling the closing so that we wouldnt be able to complete the Appraisal in time. If that wasnt the case then why wouldnt they work with us in good faith as we had worked with them in the past?

We only needed an additional week to get a clear to close from our lender. I encourage anyone to rethink doing business with Castle Rock builders for their shady, unethical and plain greedy tactics.

DO NOT EVER, EVER BUILD WITH THESE IDIOTS!!! They do not listen, do not take notes, deny everything they ever tell you they will do...I wouldn't let them build a dog house for me at this point - I cannot wait to be over and done with them.

CRAIG LOBEL is the worst build on your own lot representative you could ever deal with, if you want a living nightmare, work with him. Do NOT rely on anything they say, and do your own research, they will tell you anything off the cuff if they think it's what you need to hear for them to get the sale!

If I could rate this company at a negative 10, I would. I totally regret ever having signed with them!!!

I understand the build process very well...and lying should not be a part of it. I don’t expect perfection, but I do expect to get what I paid for.

The builder rep kept telling me I hadn’t paid for lights or extra outlets, i would have to pre-pay to get them added plus pay extra to have the sheetrock patched and repainted. Too bad I keep my paperwork because I had the receipts and work orders showing they were already pre-paid and included in the electrical design. He also tried to sneak a second addendum past me for the addition of a game room, upping the price by $14,000! I told him I’d already paid for the game room and it wasn’t that high, he laughed and said that couldn’t be right.

When I sent it to him, his response was “well, prices went up after you signed”...SO?!? So yeah, it wasn’t nice - on THEIR end.

I had to get attorneys involved to get them to comply with THEIR contract that THEY wrote! You build with them if you want, I’ll sit back and laugh, then remind you it’s not nice when you post a complaint!

what is the attorney name/company that you used, i just got my price increase 28,000 due to my lot needs Plat, and it took longer to start the building permit, so now the cost of labor and materials increase, so they can't build at the original contract price.

I messed up. I closed on the house before they were done. The sale lady and the regional manager were very convincing and talked about quality. I was so wrong to trust them. Took another 9 weeks after I closed to fix the issues but that wasn’t the end of it. I have had nothing but issues. At first they warranty workmanship issues then they started to say no and that I was not part of the warranty. They have a two year warranty that is a joke with so many exclusions. I have had cracked and damaged cabinets in both bathrooms and kitchen. I have had hardwood floor issues, texture on my drywall that have little holes in just about every room, paint issue, sprinkler head being buried 4” in the dirt, poor caulking inside and outside the home, chip title in the shower where the door was installed, shower door that wobbles with you open and close due to had frame support, and more. I’ll let the pictures talk for themselves.

I have a castlerock and love it. Sure, homes settle and kids destroy things and none of us maintain a home like we should because it is too expensive and we would rather eat out...but not sure that is the builder's fault.

Bad work, underpaid / overworked employees and contractors

Castlerock is the very difficult to deal with once the contract to build your home is signed. The contractors they use are very underpaid and it shows in the work they perform. Their site supervisors are very overworked and have too many sites to supervise and the turn over is very high with the company. This leads to contractors getting by with sloppy work because the new site supervisors aren't aware of the previous site supervisors work completed. Our own experience on a 6 month build included 3 site supervisors, this is really terrible in our opinion. They say they perform two independent inspections of your home but they will not release their own inspection results to the potential homeowners, hence why we hired our own. They really discourage using your own inspector as if it were a waste of money. For most people this will be their biggest investment of their lives and Castlerock expects homeowners to take their word for all issues brought to their attention. If you buy a home with Castlerock, we highly recommend home inspectors for every phase of the build, concrete pour, frame inspection, electrical, plumbing and final walk through. Be prepared to have all of the subcontractors leave their empty beer cans and beer bottles at every stage of the build, most likely because there is no supervision from the site supervisors who cannot keep up or just quit altogether. Even after bringing the beer can issue to the site supervisors attention, the salesman, nothing changed and we have plenty of photos to prove their contractors were responsible for all of the trash left inside and outside of the house and it wasn't just some random person leaving their trash at the site. Castlerock also pressures people to close on the home when it is not complete. This is very bad practice in our opinion, we have noticed some of our neighbors closed on their house and their sod wasn't even in place yet? They tried very hard for pressure us to sign for an incomplete home (offered us a gift card?) but we resisted until the majority of the house was complete. Some of our neighbors are still waiting for their punch list to be complete and have lived in their homes for a year or more? DO NOT CLOSE ON YOUR HOME UNTIL ALL ITEMS HAVE BEEN COMPLETED ON THE PUNCH LIST. THEY CANNOT MAKE YOU SIGN! We will never purchase a home with Castlerock again, they have serious issues with turn over and bad contract workers who do the bare minimum. We could go on and on about our experience but it would take me at least 50 pages to note everything we experienced. BUYER BEWARE has never been more true than dealing with Castlerock homes!

I would not recommend to have them build your home. I have been in my home for less then a month and have had several issues already. Upgraded my floor only to have a conplete mess they don't clean floors or have your home clean ready to move in. Already had to have 4 tiles replaced cause of paint being all over them. Contractor has a horrible don't give attitude and when you submit warranty request he is quick to tell you its closed whether you agree or not. Bad company to work with and no custom work here. Cheap quality work!

I love my CastleRock. They are not a "custom" builder-whatever that means.

I think it means expensive, slow and ego driven.

Hutto Highlands homes sold two years ago now worth twice what we paid so sell and double your money! Who is complaining now?

First let me start of by telling you that when I was in the process of buying this house I was excited but should have known better when I saw the first BEER CAN left in the pantry of the house I was then while my neighbors house was getting built same thing a lot of beer cans and boxes in the front lawn when I told the sales personnel SCOTT VON GOTEN like usual ignored it as he gets paid to sale the house while driving around the community and seeing other houses get build workers still pulling beers out of there coolers seems like all this houses are being built by bunch of drunks were it seems like its more of a safety concern as to buying a house save your money look somewhere else as all this house make look good but in the long run it looks like it will be a unsafe homes a lot of this house have building code violations and they seem not to care inspect the house if your in the process of buying but if your looking run and look for a better play and get your dream home don't let this builder CASTLE ROCK or the sales personal LIKE SCOTT fool you its a piece of *** builders and a waste of your money with all this safety violations I think even osha should get involved for letting this drunk people build houses like this.

This "terrible" home is now worth 100k more than the price listed as a "loss". The only loser in this complaint is the whiner who cursed on this review which tells you all you need to know anyway.

Have you seen the streets-highways, etc in Texas? They all have debris, blown tire rubber etc that damages your car...but blaming the builder for your flat is classic.

Wow should read up on reviews from castle rock seems like all sales agents are rude and say one thing to get in you in the door and change up the quality of products in the design center is this cheapest you don’t even get the ugly cheap white fans in rooms wth and pay extra for tv hook up they give you two for a 5 bedroom my god ridiculous I would not recommend unless your willing to spend thouyof dollars more to get a upgrade home

All of the sales staff is rude? Did you actually speak to all 90 sales consultants or are you generalizing based on one interaction. Good communication takes two by the way and generally someone who takes precious time to complain on sites like this came to the model home with an attitude....and it appears they took it with them.

Ripped off my earnest money (Rockwall T.X)

Castle Rock communities Sonoma Verde Rockwall T.X area Manager Jeff Reid very disrespectful Sales person Donna Broyes . I signed a contract to start a new build now the contract clearly states that my earnest money would be return if I decide not continue at a certain time .So the build didn't start I cancelled the contract after 3 hours at the design center because they were not clear on pricing everything changed depending on who you talked too the next day Donna tells me their was a second floor option which was standard in the plan all of a sudden it was $4800 dollar mistake I would have to pay the cost for..smh Do not use Castle Rock communities BBB COMPLAITS 32 in all 15 IN THE LAST 3 MONTHS

A fraud builder? Based on what? Fraud is illegal but when researching them there is not a single charge of fraud anywhere...and many of their staff have been there for 15 years plus.

Are they frauds too? Or perhaps there is more to the story and the complainer failed to disclose the truth-fake News as Trump might say

I could not be more disappointed with my Castle Rock home that my husband and I purchased in 2015. I believe that the sales manager seeks to take advantage, most particularly, of first time home buyers that do not have as much knowledge about purchasing a home. Castle Rock capitalizes on under-informed home buyers to sell homes that are made with cheap products. On my street, all of the home owners moved in within about 6 months of each other and almost every person on our street has had issues with their AC. These are all BRAND NEW homes and most of which exceed 2500 sq ft. Castle Rock put in only one AC unit, where homes of those sizes should actually have two units. Our AC unit has gone out twice in three years, requiring extensive work. We have also had issues with plumbing, cracks along the staircase, and not being provided with fluid granite in the kitchen..just to name a few things. It is outrageous the thievery that goes on with Castle Rock. I will be grateful when my husband and I find another home to rid ourselves of dealing with dishonest, manipulative individuals.

weve been in our house for 3 years, weve had plumbing repairs and ac repairs in first few months. withing the first 2 years weve had major settling cracks allthru the livingroom in sheet rock, tiles cracked in living room and bathroom, now bedroom sheetrock is cracking!!

weve even had taping fall from the ceiling, repair was done horribly. they say the cracking is cosmetic but thry just did a crap job.

i know ppl with older homes and with new construction...they dont have cracks in their sheet rock or floor tiles. dont buy from castle rock!

We live off waterloo and have been having similar issues, more so foundation issues since the first year. We moved in April 2016 and have called them out 1-2x a year to address the cracks and seperation.

Our laminate wood floors are now cracking in half!

They keep sending out the same construction manager who says it's all normal settling which is a bunch of crap. They are full of excuses and don't want to take care of these foundation issues even when I send them proof showing our master bedroom is basically sinking
